About the Opportunity
TalentoHC is partnering with a growing real estate organization to identify a Collections Manager to oversee collections activities across the company’s property portfolio.
This leader will be responsible for the timely collection of rent, CAM charges, utilities, fees, and other tenant receivables, developing collection strategies that minimize delinquency, improve cash flow, and reduce bad debt. Working closely with Property Management, Asset Management, Accounting, and Legal teams, this individual will play a critical role in maintaining strong tenant relationships while ensuring compliance with lease agreements and company policy.
The ideal candidate is a strategic and hands-on collections leader with experience managing tenant receivables across a real estate portfolio, strong knowledge of lease enforcement and delinquency management, and the ability to drive process improvements across property management teams.
Key Responsibilities
- Manage collections for a portfolio of residential, commercial, manufactured housing, or mixed-use properties.
- Monitor tenant accounts and aging reports to identify delinquent balances and collection priorities.
- Contact tenants regarding past-due balances and negotiate payment plans when appropriate.
- Partner with Property Managers to resolve billing disputes and payment discrepancies.
- Work closely with Legal and Compliance teams on notices, evictions, defaults, and other collection-related actions.
- Analyze collection trends and recommend strategies to reduce delinquency and improve portfolio performance.
- Prepare regular reporting on collections, aging, bad debt reserves, and recovery efforts.
- Oversee third-party collection agencies and legal vendors when necessary.
- Ensure compliance with federal, state, and local regulations related to collections and tenant communications.
- Develop and implement collection policies, procedures, and best practices across the organization.
- Train and mentor collection specialists and property management staff on collection processes.
Qualifications
- Bachelor’s degree in Finance, Accounting, Business Administration, Real Estate, or related field preferred.
- 5+ years of collections, accounts receivable, property management, or real estate finance experience.
- Experience managing collections within a real estate portfolio, including rent and tenant receivables.
- Strong understanding of lease agreements, tenant obligations, and property operations.
- Knowledge of eviction processes, legal notices, and delinquency management.
- Experience with property management software such as Yardi, RealPage, Entrata, MRI, AppFolio, or similar systems.
- Advanced Excel and financial reporting skills.
- Excellent negotiation, communication, and conflict-resolution abilities.
