Construction Manager
Overview
Talento has partnered with a Property Management company in high growth period seeking a Construction Manager.
The Construction Manager is responsible for overseeing all construction, capital improvement, and maintenance activities across a portfolio of 20+ manufactured housing communities. This role ensures timely execution of capital expenditure (CapEx) projects, efficient setup of new homes, and ongoing property maintenance, while maintaining high standards of safety, quality, and cost-effectiveness.
Responsibilities
- Project Management & CapEx Oversight
- Plan, budget, and manage CapEx projects including infrastructure upgrades, amenity improvements, and community enhancements.
- Coordinate with vendors, contractors, and internal teams to ensure timely and cost-effective project completion.
- Monitor project progress, resolve issues, and ensure compliance with local codes and company standards.
- New Home Setup
- Oversee the delivery, installation, and setup of new manufactured homes across communities.
- Ensure proper utility connections, site preparation, and final inspections.
- Collaborate with sales and operations teams to align home setup with occupancy goals.
- Maintenance & Repairs
- Develop and implement preventative maintenance programs for community infrastructure and amenities.
- Respond to emergency repair needs and manage routine maintenance schedules.
- Supervise maintenance staff or third-party service providers.
- Compliance & Safety
- Ensure all construction and maintenance activities comply with federal, state, and local regulations.
- Promote and enforce safety standards across all job sites.
- Maintain accurate documentation and reporting for inspections and permits
- Team & Vendor Management
- Manage relationships with contractors, suppliers, and service providers.
- Negotiate contracts and evaluate vendor performance.
- Provide leadership and training to on-site maintenance personnel.
Requirements
- 5+ years of experience in construction or property maintenance, preferably in manufactured housing or multifamily housing.
- Proven track record managing multiple projects across different locations. Strong knowledge of building codes, utility systems, and manufactured home setup.
- Excellent organizational, communication, and leadership skills.
- Proficiency in project management software and Microsoft Office Suite.
- Valid driver’s license and ability to travel between properties.
- Experience with budgeting and CapEx planning preferred
- Familiarity with HUD code and manufactured housing regulations preferred
- Bilingual (English/Spanish) is a plus.
Working Conditions
- 50–90% travel.
- Base location can be flexible within the region.
- Vehicle stipend or mileage reimbursement is provided.
